Terms

Reservations for The Sail Loft are accepted subject to availability and may be held for 3 working days (less at peak times or for last-minute bookings). Payment must be made within this period to confirm the booking. If payment is not received within the time stated, the reservation will be cancelled without notice to the client.


A payment of one-third of the total rent is required as a booking deposit if the booking is made more than 40 days before the start of the holiday. If the booking is made less than 40 days before commencement of the holiday, the full rent is due at the time of booking. The booking form should be sent with the payment. A security deposit of £150 is also payable which is held to cover any losses, damage or additional cleaning charges, if the property is left in an unsatisfactory condition. This deposit, payable with the balance of the rent, will be refunded, less any charges, after the end of the stay.


The owner reserves the right to refuse to accept a booking and, in this event, all money paid will be refunded immediately. The Sail Loft is for the use of families and normally bookings from other groups are not accepted.


After the booking is received and accepted by the owner, the client is liable for payment of the balance of the rent 40 days before the start of the holiday. Non-payment by the due date will be treated as a cancellation and the owner may re-let the property without further reference to the client.  The booking deposit is not refundable.


Acceptance of a booking by the owner gives the clients the right to occupy the property for a holiday within the meaning of Section 9 of the Rent Act 1977.


Only those named on the booking form may occupy the property. The property and its contents must be left in a clean and tidy condition at the end of the stay. The client agrees to take good care of the property and will be responsible for the full cost of any damage or breakages and any additional cleaning required. This liability is not limited to the amount of any security deposit held by the owner.


Occupants must not cause any annoyance or become a nuisance to tenants or occupants of premises nearby.


Occupants must agree to comply with the Health & Safety guidelines as displayed in the house.


No pets are allowed on the property. Smoking is not allowed on the premises, either inside or out.


Lettings are for a minimum of one week during the high season. Shorter off-season breaks / weekends are available at other times of the year. Lettings commence at 3.00 pm on the first day of tenancy and end at 10.00 am on the day of departure.


If, for any reason, beyond the owner's control, the property is not available on the date booked, all money paid in advance by the clients will be refunded in full, but the clients shall have no further claim against the owners.


The owner reserves the right to reasonable access to the property by the owner or staff.


In the event of any complaint, the client must notify the caretaker or owner. In no circumstances will compensation be made or correspondence entered into in connection with complaints raised after the property has been vacated.


The person who signs the booking form is deemed to be the client and certifies that he or she is authorised to agree to the conditions of booking on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the group occupying the property


Should the client cancel a booking once the balance has paid, the owner must be informed immediately.  The owner will make every effort to re-let the property and if successful, the balance of the rental will be returned.  However, if this proves impossible, all the money that has been paid will be forfeited; therefore, cancellation protection insurance is recommended.
